Leaking Deck Repair

Water coming through a deck is a symptom, not a diagnosis. Before anything is repaired, the source has to be found — because the leak is often not where the water appears.

Find the Actual Source

Water travels. The stain inside rarely sits directly under the entry point, so tracing it back is the first step.

Water Intrusion Diagnosis

We look at drainage, flashing, seams, penetrations, and substrate condition to work out how water is getting in.

Repair the Cause

Once the source is known, the repair targets it — instead of coating over it and waiting for the leak to reappear.

Leaking Deck Symptoms

Water staining on ceilings below
Drips or moisture inside the home
Water pooling on the deck surface
Soft or spongy spots underfoot
Peeling or blistering coatings
Water tracking at door thresholds
Recurring leaks after prior repairs
Musty odors near the deck

Not every leak can be fixed with a surface coating. If water is entering at a wall transition, a failed flashing detail, or a drain that was never tied in correctly, a coating over the field of the deck will not address it. The leak will continue, often finding a new path.

Water damage changes the scope. If the leak has been ongoing, the substrate or framing beneath may already be affected. Until that is assessed, any repair plan is a guess. We look for evidence of structural involvement before quoting.

Repair versus replace the existing system. A localized failure can sometimes be repaired at that area. A system that has failed broadly, or was never detailed correctly to begin with, usually needs more than a patch. Which applies depends on what we find — and we will explain it plainly.
